What is a window sash? Consisting of one or more moveable panels, a window sash secures the panes of glass in place. A sash can also be used to separate panes, also called lights, by using glazing bars.

How does a sash break? When wood is not repainted regularly, it can become exposed to moisture, which causes wooden rails and stiles to rot. Rotting can also occur if water penetrates the exterior cladding, due to heavy spills, flooding, etc.

What should I do? A window sash can easily be replaced. After taking precise measurements, we will create custom rails and stiles out of quality, solid wood materials. Once we replace the rotting wood with the new, custom-designed sash, the original look of the window will be restored.

WINDOW SILL

What is a window sill? The surface of the horizontal base of a window beneath the sash is called a window sill.

How does a window sill become damaged? In heavy rains, the window sill is most affected by the excess moisture and pooling. Therefore, it is usually the first part of the window to show signs of water damage, such as rotting. If water enters through the exterior cladding, it can also cause rotting in the window sill.

What should I do? A window sill can easily be replaced. After taking precise measurements, we will create custom sills out of quality, solid wood materials. Once we replace the rotting wood with the new, custom-designed window sill, the original look of the window will be restored.

BRICK MOLDING and EXTERIOR BOARDS

What are brick molding and exterior boards? Typically crafted from wood or PVC, brick molding and exterior boards consist of a material strip approximately 1¼ inches wide that is fixed between the window and wall. This is typically a cosmetic fixture that covers gaps to create a finished look.

How do brick molding and exterior boards become damaged? If crafted from wood, these pieces can become rotten over time due to water damage. They can also rot due to lack of upkeep, such as regular repainting.

What should I do? Brick molding and exterior boards can be replaced. We use PVC, which does not rot or crack, for all of our brick molding and exterior board replacement pieces to prevent future maintenance.

SINGLE-HUNG and DOUBLE-HUNG WINDOW HARDWARE

JAMB LINERS

What are jamb liners? Made from vinyl, aluminum or wood, jamb liners are tracks that use small weights to counterbalance the window sash.

How does a jamb liner break?
The tracks and balances of a jamb liner can splinter, crack and become jammed from general wear and tear, overuse, or heavy force. A weakened or failing jamb liner can prevent the window from functioning smoothly.

What should I do? Jamb liners can be replaced in order to restore balance and smooth window functioning.

SASH LOCK

What is a sash lock? Placed in the middle of a single-hung or double-hung window, this device effectively locks the window, preventing it from opening.

How does a sash lock break?
A sash lock can break from general wear and tear, overuse or heavy force.

What should I do?
You can easily replace an old sash lock with a new one.

BALANCES

What is a balance? Featured in single-hung or double-hung windows, a balance is a mechanical device that provides a counterbalance to the weight of the sash.

How does a balance break?
Over time, it is typical for the spring built within the balance to become dull and weaken as a result of heavy usage. As older windows continue to be shoved opened and closed, the balance is likely to break.

What should I do?
The best approach is to install new balances in place of existing ones to facilitate smooth window functioning.

TILT LATCH

What is a tilt latch? This apparatus is located on the top of the sash or sashes. It holds the window sash in the frame securely, allowing the window to open by slightly tilting the sash and holding it in place.

How does a tilt latch break?
Poor construction materials, improper use of force to maneuver the window or general wear and tear from age can all contribute to a broken tilt latch.

What should I do?
Old or broken tilt latches can be easily replaced with new ones.

CASEMENT WINDOW HARDWARE

WINDOW CRANK OPERATOR

What is a window crank operator? This device is operated by hand, consisting of a handle that is manually cranked to cause the casement or awning windows to open.

How does a window crank break?
Because it undergoes friction by design, a crank operator may break due to general wear and tear. Also, poor quality construction materials and improper use, such as forcing the crank when hinges are not properly aligned, may also cause damage to the crank operator.

What should I do?
The best solution is to replace the window crank operator and reevaluate the alignment of the window to ensure proper positioning.

HINGE

What is a window hinge? This piece is a mechanical device that acts as a link to enable a window to swing open. For casement windows, the hinge bridges the top and bottom of a window sash, while for awning windows, the hinge bridges the left and right sides of the window sash.

How does a hinge break?
There are many culprits for a broken hinge, including rust that has accumulated after water damage or exposure to moisture, consistent bending from the weight of the sash, or general use over the course of time.

What should I do?
The solution requires total replacement of the broken hinge and a complete evaluation of the window adjustment to ensure proper positioning.

CASEMENT/AWNING LATCHES

What is a casement latch? Positioned opposite the hinge, this feature consists of one or two locks to secure the window shut.

How does a casement latch break?
The most common cause of a broken latch is a misaligned window.
